Description

The Thurston-Bowles building located on the campus of the University of North Carolina in Chapel Hill, NC, is a seven-story, laboratory and research facility measuring almost 163,000 gross square feet. The building is home to Arthritis and Alcoholism Research Centers, Cystic Fibrosis/ Pulmonary Research, Gene Therapy Center, PediatricsGenetics and Metabolism Research, and Laboratory Animal Medicine including a vivarium.

KLG Jones was contracted to provide retro-commissioning services to the University of North Carolina for the HVAC and Electrical systems. The retrocommissioning process was implemented over several phases. Phase 1 was to conduct a thorough energy audit and inspections of the building systems, including the air handling units, DDC control system, and exhaust systems and terminal units. Issues were identified and recommendations for repairs were made during the first phase. During later phases, energy saving measures, air flow reductions, and modifications to the systems and sequences of control were made in order to reduce energy and increase comfort. Load calculations were performed using Trane Trace software to determine new airflow needs based on the spaces intended use.

The buildings systems include Air handling units, and exhaust fans serving labs, offices, and support areas. The air handling units are equipped with a hot water preheat coil, chilled water coil, and supply air stream humidifiers. The units are 100% outside single pass air with no return air path. The lab spaces include general exhaust and fume hood exhaust.
