Description

This building is a single story warehouse serving Michelin customers in the Midwest region.

KLG Jones provided LEED Fundamental and enhanced commissioning services for the Mechanical, Electrical and Plumbing systems in the building as required for LEED certification.

KLG Jones also provided energy modeling serves to satisfy the Minimum Energy Performance prerequisite and the Optimize Energy Performance credit achieving the maximum nineteen (19) points through the energy model with an energy projected energy savings of 67% above the 90.1 baseline building.

Mechanical systems included gasfired makeup air units for the main distribution center and rooftop air handling units connected to a VAV system for the front office. Natural gas was the primary source of heating for the rooftop equipment with electric heat at the VAV’s.
Lighting controls were primarily an occupancy sensor based system for the interior with a photocell and time clock based system for the exterior.

KLG Jones reviewed the OPR, the BOD and the drawings, prepared specifications and the commissioning plan during design. Commissioning meetings were conducted with the MEP contractors during construction. Full functional performance testing was conducted to ensure the MEP systems were in accordance with the design documents.

KLG Jones performed the 10month warranty walk-through as part of the enhanced commissioning services. The project achieved LEED Gold Certification.
