Description

KLG Jones was hired in April 2020 by the Owner, KNOWBio, to assist with identifying and complying with the CDC/NIH requirements for BSL-3 laboratories and to act as the Commissioning Authority for the new BSL-3 laboratory at their corporate headquarters. Our role was to provide input to the design team during the design process and to lead the commissioning team in a quality assurance process to achieve the following objectives: to help ensure that all of the commissioned systems were designed, installed and tested in accordance with the contract documents, CDC/NIH design requirements and the Owner’s specific requirements; to help ensure that all systems were balanced and fully tested and functional when turned over to the Owner by the Contractor; to fully document the performance of the commissioned systems.

Commissioning activities for the project began in June 2020 with the review of the construction documents. All MEP submittals were reviewed during construction. Functional testing of the systems was performed in August 2020. A few unresolved issues were corrected by the controls contractor the following week and were verified by KLG Jones via a FaceTime call with Rovisys (controls contractor).

On this project the commissioning process started during review of the contract documents prior to construction. KLG Jones provided review comments and also design advice on an as requested basis. Functional performance testing began in August 2020, by working with the TAB contractor and AC Corporation to correct deficiencies in the TAB report and to achieve the required pressure differentials between the lab ante-room and the corridor, and between the anteroom and the lab. Duct pressure control set points were determined for the dedicated supply and exhaust systems feeding the lab. The remainder of the week was spent with Rovisys and AC Corporation to fully test the controls and equipment for full and proper operation. The actual test procedures and results can be found on the completed forms in the body of the report. Functional testing was completed on September 2020.
