Description

The new AC Hotel built in downtown Spartanburg, South Carolina by OTO Development Group consisted of 114 guest rooms, meeting rooms, with a penthouse/rooftop bar and restaurant. The 11 story, 97,600 gross square foot project achieved LEED certification in 2019.

Mechanical systems included water source heat pumps serving the guest rooms, self-contained water cooled air conditioning units and VAV boxes serving the meeting rooms and support areas, dedicated outdoor air systems, and a condenser water system that including boilers, cooling towers, and associated pumps. The smoke control systems included stairwell pressurization and smoke evacuation on the guest floors and pressurization of the floor above and the floor below.

KLG Jones provided full fundamental and enhanced commissioning services of the Mechanical, Lighting, and domestic water systems to help achieve the LEED certification. The design and construction level drawings were reviewed during the design phase of the project. Commissioning specifications and a commissioning plan were prepared. The MEP submittals were reviewed in parallel with the A/E team. Periodic site visits were made during construction to inspect the progress and the installation of the systems being commissioned and to hold commissioning meetings. Functional performance test scripts were created based on the design documents and functional performance testing of the MEP systems was conducted in conjunction with the contractors. The test and balance work was validated through random sampling techniques. The stairwell pressurization and guest floor smoke evacuation and the fireman’s smoke control panel were tested for functionality and effectiveness. A complete deficiency list was maintained throughout the project and a systems recommissioning manual was created.
