The new Ally Charlotte Center in uptown Charlotte, North Carolina by Crescent Communities is a twenty-five story office tower of approximately 788,000 square feet, with retail space on the first level and office space on floors 2-26. A 7-story parking structure with spaces for 1400 vehicles is adjacent to the office tower and is included in the construction. The project achieved LEED Silver for the Core and Shell portion and LEED Gold for the tenant upfits.
Mechanical systems included self-contained air conditioning units with fan-powered and non-fan powered variable air volume terminal units serving the heating and cooling needs of each floor. A condenser water system consisting of cooling towers, an air-cooled chiller, boiler and associated pumps provide condenser water and economizer water to the self-contained AC Units. Various water source heat pumps, rooftop units, exhaust fans, unit heaters, and electric heaters make up the remainder of the mechanical equipment. Stairwell pressurization fans provide smoke control and ventilation fans evacuate the exhaust fumes in the parking deck.
KLG Jones is providing full fundamental and enhanced commissioning services of the Mechanical, Electrical, Lighting, domestic water systems, and whole building energy modeling services to help achieve the LEED certification. The design and construction level drawings were reviewed during the design phase of the project. Commissioning specifications and a commissioning plan were prepared. The MEP submittals were reviewed in parallel with the A/E team.
Periodic site visits are being made during construction to inspect the progress and the installation of the systems being commissioned and to hold commissioning meetings. Functional performance test scripts have been created based on the design documents and functional performance testing of the MEP systems will be conducted in conjunction with the contractors. The test and balance work will be validated through random sampling techniques. A complete deficiency list was maintained throughout the project and a systems recommissioning manual was created.
