KLG Jones provided full commissioning services for the Mechanical and Electrical Systems in the building as required for LEED certification. Mechanical systems included rooftop air handling units for the main plant and a VAV system for the front office. Natural gas was the primary source of heating for the rooftop equipment with electric heat at the VAVs. Lighting controls were primarily an occupancy sensor-based system for the interior with a photocell and time clock based system for the exterior.
The facility is comprised of a fully conditioned 425,000 square foot manufacturing plant with a Low Bay, Medium Bay and a High Bay each housing mini-factory pods with various levels of security. The 65,000 three-story front office contained office environments from a spacious front lobby, private offices, open cubicle office areas, conference rooms, locker rooms and a large secure office space. The front office also contains a small servery and kitchen.
KLG Jones reviewed the OPR, BOD and the drawings in accordance with LEED NCv2009 standards, wrote specifications, installation check lists and functional tests for all of the equipment, conducted a Commissioning Kick-Off meeting with the MEP contractors, performed routine walkthrough progress inspections and then functionally tested all of the equipment. On completion of the project a full systems manual was prepared.
